Flat Roofing Calgary

Flat Roofs That Drain, Seal and Last

Flat and low-slope roofs have different rules from shingle roofs. Water does not run off quickly, so seams, drains and flashing have to be right, and snow load and ponding water test the roof every winter. Blueprint repairs and replaces flat roofs on houses, garages, additions and small commercial buildings in Calgary and nearby towns. We find the cause of the leak, fix it properly and tell you honestly when a repair is enough and when the membrane needs to be replaced.

There are so many good things to say about Blueprint Construction and it is impossible to fit everything I want to say within a single Google review. Our house was heavily damaged by a hail storm, and Blueprint Construction was incredibly helpful right from the start. The owner came to our home the same day we reached out and he provided a detailed quote. I also received quotes from a few different companies and Blueprint saved me about $9000 in total for siding and roof replacement/repair. There was very little waiting, and the team that worked on our house was incredibly professional. They went above and beyond and you could tell that they cared about their work. The clean-up was also well-done, and I couldn't find any nails or other stray materials on my lawn or flowerbed. The end result was fantastic and the owner checked-in with us throughout the process to ensure we were satisfied with everything. Overall, I couldn't be happier and I would highly recommend this company for anyone needing repairs to their house.

    Flat Roofing for Calgary Buildings

A flat roof is not truly flat. It is a low-slope roof designed to carry water to a drain or edge, covered with a membrane instead of shingles. Common materials are TPO, EPDM rubber, PVC and modified bitumen, and each has strengths. Flat roofs are found on garages, additions, porches, decks over living space, and small commercial buildings. They fail when water sits on them, when seams open or when flashing at walls and drains fails, so those are the details we focus on.

    • TPO, EPDM and modified bitumen
    • Repairs and full replacement
    • Drains, scuppers and flashing
    • Garages and additions
    • Small commercial roofs
    • Ponding and leak diagnosis

    Choosing a Membrane

    TPO, EPDM and Modified Bitumen

TPO is a white, heat-welded single-ply membrane that reflects heat and has strong seams. EPDM is a black rubber membrane that is flexible in the cold and has been used for decades. Modified bitumen is an asphalt-based system with reinforced layers, often torch-applied or self-adhered. The right choice depends on the roof, the budget and the building, and we explain the trade-offs at the estimate.

    • TPO: reflective, welded seams
    • EPDM: flexible rubber, proven record
    • Modified bitumen: layered asphalt system
    • Choice based on your roof and budget

    The Number One Problem

    Drainage, Slope and Ponding Water

Water that stays on a flat roof for more than a day or two is called ponding, and it shortens a roof's life. It happens when the slope is wrong, a drain is blocked or the deck has sagged. We check the slope, the drains and scuppers and the deck, and where needed we add tapered insulation, new drains or overflow openings so water leaves the roof. A flat roof that drains well lasts much longer.

    • Slope and drains checked
    • Tapered insulation where needed
    • New drains and scuppers
    • Overflow protection added

    Where Flat Roofs Leak

    Seams, Flashing and Penetrations

Most flat roof leaks are not in the middle of the membrane. They are at seams that opened, flashing at walls and parapets that lifted and penetrations such as vents and pipes that were poorly sealed. We repair and replace flashing, re-seal seams and rebuild penetrations, and we trace leaks back to the real source instead of coating the area with sealant.

    • Seams re-welded or re-sealed
    • Wall and parapet flashing renewed
    • Pipes and vents resealed
    • Leaks traced to the source

    Winter Loads

Snow Load, Ice and Cold-Weather Care

Calgary snow sits on flat roofs, melts in chinooks and refreezes, which loads the roof and tests every seam. Ice can block drains and push water under the membrane. We check that drains stay clear, that the roof structure can carry snow and that the insulation and ventilation keep the roof cold enough to limit melting at the edge. We also advise on safe snow removal that does not cut the membrane.

    • Drains kept clear of ice
    • Structure checked for snow load
    • Insulation and ventilation reviewed
    • Safe snow removal advice

    Garages, Additions and More

Flat Roofs on Garages, Porches and Small Buildings

Flat roofs are common on detached garages, additions, covered porches and small commercial buildings. They are smaller and simpler than a house roof, but they have the same failure points. We re-roof garages and small buildings and repair larger flat roofs, with new edge metal, flashing and drainage so the roof sheds water the right way.

    • Garage re-roofs
    • Additions and porches
    • Small commercial roofs
    • New edge metal and flashing

The age and condition of the membrane decide.

    Flat Roof Repair or Replacement?

    Repair makes sense when:

Leaks come from one seam or flashing
The membrane is in decent shape
The roof is under about fifteen years old
The deck is dry and sound

    Flat Roof Repair or Replacement?

    Replacement makes sense when:

The membrane is cracked, brittle or blistered
Water has soaked the insulation or deck
    Leaks keep returning
The roof is near the end of its life

      What Affects Flat Roof Cost

      Size and Layers

A larger roof costs more, and removing old layers adds labour and disposal.

      Membrane Type

TPO, EPDM, PVC and modified bitumen are priced differently, and thicker membranes cost more.

      Insulation and Drainage

Tapered insulation, new drains and overflow openings add to the job but extend the roof's life.

      Details and Access

Parapets, penetrations and difficult access increase the time and materials.

      Flat Roof Warning Signs

      Ponding Water

Puddles that stay for days after rain or melt mean the roof is not draining.

      Blisters and Bubbles

Raised areas in the membrane can mean trapped moisture or a failed bond.

      Cracks and Open Seams

Splits and lifted seams let water in.

      Stains Inside

Ceiling stains and damp insulation below point to a leak above.

How a Flat Roof Job Goes

      Inspect and Quote

We inspect the roof and the deck, find the cause of the problem and give you a clear quote.

      Tear-Off and Deck

Old roofing comes off and any wet or rotted deck is replaced.

      Insulation and Membrane

Insulation, tapered slope and the new membrane are installed with flashing and drains.

      Cleanup and Walkthrough

We clean up, check the drains and walk the roof with you.

Frequently Asked Questions About Flat Roofing

          • Q. How much does a flat roof cost in Calgary?

It depends on the size, the membrane, the insulation, the drainage and what is under the old roof. We inspect and give you a clear quote instead of guessing over the phone.

          • Q. How long does a flat roof last?

Depending on the membrane and the care, flat roofs commonly last 15 to 30 years. Good drainage, flashing and regular inspections make the biggest difference.

          • Q. What is the best flat roofing material?

There is no single best. TPO is reflective and welded, EPDM is flexible and proven, and modified bitumen is layered and robust. We recommend one for your roof and explain why.

          • Q. What is ponding water and is it a problem?

Ponding is water that stays on the roof more than a day or two after rain or melt. It shortens the roof's life and can leak, so we find out why it is happening and fix the slope or the drain.

          • Q. Why does my flat roof leak?

Most flat roof leaks come from seams, flashing at walls and penetrations or a blocked drain, not from the middle of the membrane. We trace the leak to the source rather than patching the stain.

          • Q. Can you repair a flat roof or does it need replacing?

Often a repair works if the membrane is sound and the leak comes from one seam or flashing. If the membrane is brittle, blistered or wet underneath, replacement is better value.

          • Q. Can you put a new flat roof over the old one?

Sometimes, but we usually recommend removing the old roof, which lets us check and repair the deck and insulation underneath.

          • Q. Can I walk on my flat roof?

Light foot traffic is fine on many membranes, but heavy or repeated traffic damages them. Avoid sharp tools, and tell us if you have rooftop equipment that needs a walkway.

          • Q. Do flat roofs need insulation?

Yes, for comfort and to control condensation. Insulation also lets us build slope with tapered boards so water drains.

          • Q. Can you add a deck or garden on a flat roof?

Possibly, if the structure can carry the load and the roof is waterproofed properly. A rooftop deck needs engineering and a membrane designed for it, so ask us at the estimate.

          • Q. How do I clear snow from a flat roof?

Use a plastic shovel, leave a thin layer of snow and avoid chopping ice. Metal tools can cut the membrane. If the roof is high or icy, call a professional.

          • Q. How do I know if the flat roof deck is wet?

Soft spots, sagging, dark stains inside and a spongy feel underfoot suggest the deck or insulation is wet. We can check with a moisture inspection and replace what has soaked.

          • Q. Do you do flat roofs on garages?

Yes. Detached garages often have flat or low-slope roofs, and we repair and replace them as well as build new garages.

          • Q. Do you do commercial flat roofs?

We repair and replace flat roofs on small commercial buildings. Tell us about the building and the problem, and we will say whether it fits our work.

          • Q. What if my flat roof has hail damage?

Hail can bruise and puncture membranes. We inspect, photograph the damage and give you an estimate for your claim. Our hail damage page explains the process.

          • Q. What is the difference between a flat roof and a low-slope roof?

A flat roof has almost no slope, and a low-slope roof has a small pitch, usually under about 3 in 12. Both use membrane roofing instead of shingles, and both need good drainage and careful flashing.

          • Q. Can a flat roof leak without any visible damage?

Yes. Water can enter at a seam, a flashing or a penetration and travel along the deck before it shows up inside, which is why we trace the leak rather than patch where the stain appears.

          • Q. How often should a flat roof be inspected?

At least once a year, and after every major storm or heavy snow. A short check of the drains, seams, flashing and any ponding can catch a small problem before it becomes a leak.

          • Q. Which areas do you serve?

We repair and replace flat roofs in Calgary and in Airdrie, Chestermere, Cochrane and Okotoks, and in the areas between.
